Wellness Campus to Break Ground in NW Rochester

A wellness-focused development is coming to northwest Rochester, led by local developer Greg Towner in response to growing demand for integrated health services.

Set along Scott Road NW, just south of 22nd Street and adjacent to Costco and Kwik Trip, the forthcoming Wellness Campus will bring more than 37,000 square feet of space dedicated to wellness-oriented businesses. Construction on Phase 1 a 12,250-square-foot, single-story building will begin in July 2025. The anchor tenant, Onward Counseling, a mental health collective founded in 2020, will consolidate its 26 independent providers under one thoughtfully designed roof, offering a collaborative and client-centered environment. The first phase is expected to open by February 15, 2026.

The Fit Loon is set to become the second tenant, expanding their presence with a brand-new location alongside their existing downtown spot. Known for their energizing teas, protein-packed shakes, and uplifting atmosphere, The Fit Loon brings a vibrant, health-focused energy to the development.

Looking ahead, Phase 2 is scheduled for Fall 2026 and will include a two-story, 25,000-square-foot building intended to house up to eight additional wellness tenants. These could range from movement therapists and nutritionists to complementary health practitioners. That second phase is projected to be complete by Fall 2027.

Towner Companies has partnered with DBS Group, s2s Architects of Winona, and Vanessa Hines of Widseth (Rochester) to bring the project to life. Industry professional Brittney Lutjen has also joined as VP of Operations to support Towner’s growing real estate footprint.

Positioned within the larger West End Development, the campus offers high-visibility access from Highway 52, ample parking, and proximity to a thriving commercial corridor. The initiative is also seen as a local complement to the Mayo Clinic’s $5 billion “health neighborhoods” expansion and aligns with long-term planning goals from Destination Medical Center.
