The three-story building feature 36 units, including 30 one-bedroom and six two-bedroom apartments. Two of the units will include accessibility features, while the remaining apartments meet Minnesota Housing Universal Design standards. Residents will also enjoy thoughtfully designed community spaces, including parking, a covered entry canopy, sitting areas, landscaped grounds, and convenient connections to the city trail network.

Trailside Apartments is being built with sustainability in mind. Energy-efficient features include geothermal heating and cooling, enhanced insulation, and LED lighting. A photovoltaic array is also under consideration to further support the building's energy needs, aligning with the U.S. Department of Energy Zero Energy Ready Homes program.

Affordability remains a central focus of the project. Half of the units will be available to households earning 50 percent or less of the area median income, while the remaining units are set aside for those at or below 30 percent of the area median income. The nearly 13 million dollar development is supported by state financing and partnerships with the Coalition for Rochester Area Housing and the Olmsted County Housing and Redevelopment Authority.

Construction began in October 2024 and the project will officially open October 1st 2025. The development represents a significant investment in Rochester's community, providing seniors with a comfortable and affordable place to call home while supporting the broader effort to expand housing options for residents in need.
