Some may know this site as the previous home of Rossi Auto Body and Bear Creek Auto Sales. Olmsted County tax records show that in November 2022, this site was acquired through multiple purchases from several entities. The Rossi building (524 4th Street SE) shows a sales amount of $295,080 in the county records. The building across from Rossi (408 6th Ave SE), which was also owned by Rossi, reflects a sales price of $654,919 on 11/29/22, according to tax records. The Bear Creek Auto building, parking lot, and multifamily property, consisting of three parcels (616 4th Street SE & 620 4th Street SE), show a combined sales price of $1,000,000 on 11/29/22.

Fast forward to today, and the City of Rochester has just published details of an upcoming Neighborhood Informational Meeting to discuss a proposed multi-family housing development. The project consists of 149 units restricted to households earning at or below 60% of the area median income (AMI). It will feature one 7-story building, with 6 stories above grade, and include on-site parking through garage parking stalls. Additional amenities will include elevators, a leasing office, a fitness center, a clubroom, and secure bike storage. This information is provided in the attached PDF.
